Land Use and Zoning
Repurposing Along I-287 Corridor
MGS has received accolades for its legal work in repurposing the office landscape around Harrison’s I-287 corridor including projects such as the construction of Life Time Fitness on Westchester Park Drive; Carraway, the Toll Brothers/Normandy Real Estate Partners multi-family residential development and Wegmans Food Market, both on Corporate Park Drive; and the proposed Renaissance Harrison redevelopment of the former Renaissance Westchester Hotel site.
PepsiCo, Inc.
MGS has counseled PepsiCo, Inc. since the 1960s helping to guide the company through the approval process for its 152-acre corporate headquarters in Purchase, a research and development facility in Valhalla and a large office complex in Somers. MGS continues to represent PepsiCo regarding its real estate and land use applications throughout the New York metropolitan area.
Mercy University
MGS has represented Mercy University on several local land use approvals for its Dobbs Ferry/Irvington campus. These included a $30 million, 350-bed dormitory approved in 2014, following an extensive state-required Environmental Impact Statement (EIS) process; and additional recent upgrades including the newly-renovated Victory Hall Sports Center and the redesign of its main entrance on Broadway/Route 9.
Municipal Law
MGS represents municipal governments and various boards in the Villages of Larchmont, Bronxville, Hastings-on-Hudson, Ossining, Croton-on-Hudson, Scarsdale and the Town of Washington on a variety of legal matters from litigation to land use to real estate transactions to tax certiorari cases. Recent matters of note on which MGS worked include the sale of the former DPW property in Ossining for 109 units of affordable housing and improvements to Sing Sing Kill and Greenway Extension, and updates to the Comprehensive Plans for the Town of Washington, Village of Hastings and Village of Larchmont.
Litigation
MGS represents its clients in all aspects of litigation, including commercial construction, personal injury, appellate litigation, municipal/Article 78 proceedings, tax certiorari matters, trusts & estates/Surrogate’s Court disputes, and well over 100 arbitrations. Thanks to MGS’s skillful representation, the firm prevailed in the following cases, among others, on behalf of its clients:
- The Village of Hastings-on-Hudson won a challenge to its ban on plastic bags and Styrofoam in 2016, one of the first such cases in the state.
- A $400,000 award in 2024 from the US Department of the Army on behalf of two whistleblowers who reported mismanagement, waste, and fraud in their department.
- A $500,000 award in 2019 for a client who was seriously injured in a bicycle accident using a 3-D simulation of the accident that was key to MGS’ success in winning the award.
- A $1.1 million award for a client as the result of a victory in a complex trust case that involved a breach of fiduciary duties.
Commitment to Community
MGS believes that giving back to our community is an important part of our job. That’s why we volunteer many hours our personal time to community causes, including serving on numerous local not-for-profit boards, including the Westchester Parks Foundation, the United Hebrew of New Rochelle Board of Directors, the Westchester Municipal Planning Federation, the Westchester County Association, the White Plains Rotary, YMCA of Central & Northern Westchester and the Louck’s Games.
